High-quality photos in an ad sell. They are a great tool for initially attracting potential buyers. They should therefore show your property in the best possible light. When browsing offers, potential buyers only have a few seconds to decide whether yours is interesting to them. Otherwise, they will move on and may never return.
If you have decided to take photos of your apartment or house without the help of a professional, we will advise you on how to do it in a few steps.
1. Cleaning
The property must be perfectly tidy. Try to achieve the so-called hotel effect. This means removing all personal items – these will definitely not interest potential buyers. Hide your supply of shower gels, perfumes, and decorative cosmetics in the bathroom. Put magazines, stuffed animals, blankets, and personal photos in closets. Create as "neutral" an atmosphere as possible so that potential buyers can more easily imagine themselves living in the apartment. Alternatively, use a home staging service—professionals will prepare your property to make it as attractive as possible to the largest number of potential buyers.
2. Details
Fresh flowers will definitely create a pleasant atmosphere in the living room. In the bathroom, match the color of the towels to the overall color scheme of the room. If the apartment is only partially furnished or not furnished at all, these small details will fill the empty space and give it a homely feel.
3. Take photos of all rooms
Interested parties want to get the best possible impression of the entire property from the ad itself. Only those who are really interested in the apartment or house will come for a viewing. So take photos of every room, including the hallway, toilet, bathroom, and balcony. Add shots of the house from the outside, the view from the window into the greenery, a view of the courtyard with seating, or the land with a garden next to the house.
4. Main photo
One of the photos will serve as the introductory image for the ad. This is the first thing potential buyers will see, and it will determine whether they click on your ad at all. Therefore, choose a photo that shows the most beautiful space—for example, a sunny living room with a new sofa or a beautiful view of the sunset over Prague.
5. The photo shoot itself
Follow a few rules of professional photography: take landscape photos, not portrait photos – this will capture more of the space. Take photos with the light behind you, never against a window, otherwise the photo will be dark. If possible, wait for a nice sunny day to take the photos. Take several pictures of the room from different angles so that interested parties can more easily imagine the overall impression. Make sure you are not in the shot of the mirror in the bathroom or hallway.
6. Floor plan of the apartment
Your ad will appear more credible if you add a floor plan of the property, or even the associated land, to the photos. This will give potential buyers a better idea of the layout—the size and orientation of individual rooms and the flow between them. You can easily prepare a floor plan using one of the available applications. If the property is unfurnished, the application can help you add furniture to give a better idea of the individual rooms.
